This month, Vancouver City Council unanimously approved Bonnis Properties’ redevelopment at 800 Granville Street that would preserve the Commodore Ballroom while introducing new housing, hospitality, and retail in Downtown Vancouver.

The development, approved on February 10, 2026, will transform the block into a vibrant, mixed-use destination featuring 523 rental homes, 100 hotel rooms, and five levels of retail, restaurant, and entertainment space. The project will also deliver 73 below-market rental homes, replacing the long-vacant State Hotel SROs in the downtown core.

Central to the project is a comprehensive heritage strategy that ensures Granville Street’s cultural legacy remains intact as the area evolves.

The redevelopment includes:

  • Full preservation of the Commodore Building, including the Commodore Ballroom, retail spaces, and bowling lanes, alongside major upgrades to accessibility, loading, and back-of-house operations to support the venue’s long-term success
  • Facade retention and rehabilitation of the Service Building (800 Granville), the Cameron Block (810 Granville), the Clancy Building (816 Granville) and State Hotel (876 Granville Street)

“The Commodore is one of the few places left in Vancouver where the past and present genuinely coexist,” says Aaron Chapman, author of Live at the Commodore: The Story of Vancouver’s Historic Commodore Ballroom. “Protecting it isn’t just about saving a building—it’s about safeguarding a shared cultural experience. This project recognizes that legacy while giving the venue the upgrades it needs to remain relevant for the next generation.”

A three-minute walk from Pacific Centre SkyTrain Station, the site is ideally positioned to animate Granville and Robson streets throughout the day and evening. In line with the City’s Granville Street Plan, which designates the blocks between Georgia and Smithe as “City Centre,” the project will be key to realizing the Plan’s reimagined Granville-Robson plaza. It envisions a vibrant civic and commercial hub, enhanced by major video screen technologies integrated into the building’s corner facade.

In 2025, Bonnis Properties sold the 798 Granville St site to The GJ Group for $140 million, according to a report from Storeys. Just down the street at 1105 Granville, Bonnis is proposing another mixed-use development that will deliver 112 new hotel rooms, 176 rental homes, and restaurant terrace.
